Jade Ocean, the ultimate in modern design and luxury living on the sands of Sunny Isles Beach, FL.  This state of the art technological icon was delivered in July of 2009 and has sold more than 85% of its residences at a record price per square foot.  The owners represent over 22 countries from around the world.  The building offers Resort Style Amenities, without having a hotel element.  The demand continues as it is the only new construction with modern design anywhere in South Florida. The architect, Carlos Ott, really hit the mark when designing this one of a kind all glass building. The apartments range from 1 bedrooms starting at $625,000 to 2 Story Penthouses that reach well into the $11 million dollar price range.  The views are nothing less than spectacular from the ocean to the Intracoastal waterway, to views of Downtown Miami in the southern distance and Ft. Lauderdale to the North.

Developers and Architects come from around the world to admire the finishes and beauty of this Miami Icon!  If you crave a chic and modern design, you may want to check out this project.

Forget the Forclosures and Short Sales, in this climate the best deals to be made are through the developers.  They are in the business to sell not to hold inventory.  If you are looking to buy, let me show the art of negotiating with Developers and wind up with a win/win situation. 305-218-2277

Media Madness

The media has a huge problem on their hands, its called "sensationalism for survival". What the internet has done to the media is the same thing that had been done many years ago to different kinds of brokers in all different businesses, it made them transpartent and opaque. It also made them less desirable. You no longer needed them because you could get right to the source without them.

The same thing is happening to the News Media. They are losing their footing more and more everyday because news is so readily available in so many forms that people don't need to turn on the television or read a newspaper, they can get the info on the fly via PDA or Computer. Because of this they feel the need to Sensationalize Everything! They need attention that is why they over dramatize the Alex Rodriguez scandle and under play the mess that congress is about to spew on the American people. Let's face it anyone who thought that Alex Rodriguez was Superman obviously believes in the tooth fairy. No one is perfect. My point is that the same thing is happening in the Real Estate World. I can't tell you how many people come into my office asking to buy a 2 bedroom condo direct ocean in a beautiful building for $350,000. My response is , good luck. What the media spins and what is our reality are two different things. Be smart and know that there are amazing deals to be had down hear but if you think people on the ocean are jumping out of windows, they are not!
